Separate the opportunity from the government rule.
The opportunity is OYSTRA: architecture by Zaha Hadid Architects, waterfront ownership and proximity to Wynn Al Marjan Island. The rule is distinct: property ownership of at least AED 2 million may support a Golden Residency application, subject to the conditions in force and authority approval.
What AED 2 million means
ICP asks for a Real Estate Registration Department letter confirming ownership worth at least AED 2 million. It also lists a passport valid for six months, UAE health insurance and full ownership. A reservation or advertised OYSTRA price alone is not proof: the selected unit’s registration, recognised value, financing and authority-issued evidence must be checked.
Why official sources show two durations
The UAE Government portal, updated in February 2026, currently presents five years for real-estate investors. The ICP service card describes a procedure toward a ten-year Golden Residency. Because the official pages are not fully aligned, neither duration is promised here. The ICP card is the more specific procedural source; confirm the applicable term directly when applying.
Family, stability and a waterfront home
Golden Residency can offer a renewable, sponsor-independent framework and may permit sponsorship of eligible family members. That can make an OYSTRA residence part of a long-term family or mobility plan. Every applicant still needs the required documents, insurance, fees and approval.
What “no personal income tax” really means
The UAE does not impose federal personal income tax on salary. The Federal Tax Authority also excludes wages, personal investment income and real-estate investment income from Business or Business Activities for Corporate Tax. Its property guide explains that personally held real estate outside a licensed or licence-required activity may qualify for this exclusion. A company, business licence or another tax residence changes the analysis.
Costs that still exist
No federal salary tax does not mean cost-free. Registration and transfer charges, service charges, commissions, finance, insurance, visa and Emirates ID fees, utilities and possible VAT treatment can apply. A home country may tax worldwide income, gains, wealth or inheritance. Independent UAE and home-country advice is essential.
A responsible OYSTRA review
Confirm the exact unit, price and availability; obtain the reservation, payment schedule and project-registration evidence; ask how off-plan ownership and financing are treated; and model acquisition, holding and exit costs. Residency should support the property decision, never replace due diligence.
